Job Description

Wilhoit Properties Inc. is seeking a qualified individual to manage our Sanders Heights apartment community in Lawton, OK. Applicant must have a minimum of 2-3 years experience with Section 8 and Tax Credit property management.

The selected candidate will be responsible for the management of the property including personnel management, marketing, leasing, budgeting, fiscal management, and administration. Our Property Managers also supervise the maintenance department to ensure work is completed in a timely manner and the grounds of the property are kept up to standard.

Responsibilities include:

  • Manage busy leasing office
  • Rent collections, including the filing of evictions in compliance with company policy
  • Supervision of the maintenance staff
  • Develop & maintain marketing plans to ensure stable a stable occupancy level
  • Resolving resident issues in a quick and consistent manner
  • Work with outside vendors, procure bids for authorized work
  • Coordinate vacant unit turnover process with maintenance
  • Provide tours of the property to prospective residents
  • Posting rental payments & taking deposits to the bank
  • Schedule rent increases, re-certifications and lease renewals
  • Physically inspect and walk the property on a daily basis
  • Correspond with Regional Manager regarding any issues at the property

    Job Requirements

    Desired Qualifications:

    • Property management and leasing experience is essential
    • Supervisory experience is a plus
    • Experience using property management software such as Yardi, Onesite, or Yeildstar
    • General knowledge of repair and apartment maintenance


    • Must have a minimum of 2-3 years experience with Section 8 and Tax Credit property management
    • Proficient with MS Word, Excel and Outlook
    • Strong administrative & organizational abilities
    • Excellent verbal & written communication skills
    • The ability to multi-task
    • Analytical & problem solving skills
    • Ability to speak effectively to all clients, ability to write clear and professional business correspondence, ability to understand contracts and documents typical to the management of real estate
