Maintain the smooth operation and physical integrity of all infrastructure and property cleanliness. Supervise all projects performed by the staff and contractors. Exercise management control over expenses. Monitor and facilitate all insurance activities on the property. Maintain a safe environment to minimize liability and proactively identify degrading facilities. Oversee all maintenance functions, including but not limited to, planning, scheduling, estimating, assigning, coordinating and supervising work.
Supervise efforts of the Maintenance and Utility staff. Review and approve work schedules for those departments. Conduct annual performance reviews of all staff.
Audit repair and maintenance tasks performed by the staff ensuring satisfactory and timely completion of work orders and assignments. Utilize work order software to track and quantify all work performs.
Communicate effectively with individual owners, the Board of Directors, board committees, condominium administration staff, Aqua-Aston corporate staff and resort operations department both verbally and in writing. Present update reports on initiative to the ownership at board meetings.
Ensure the departments are properly staffed and supervise/train/discipline all employees in the function. Schedule, plan and calendar all on-going maintenance activities and projects.
Ensure all permits and inspections are maintained and updated appropriately; scheduling all inspections ahead of time to ensure compliance with all regulations and requirements.
Responsible for managing cleanliness, orderliness, safety and functionality of department shops. Order supplies as needed and safeguard all employees, supplies, equipment and tools. Maintain inventories of all maintenance related assets.
Oversee and supervise all projects, including but not limited to, communicating with contractors, contractor compliance with insurance, licensing monitoring payment schedules, final inspections and punch lists.
Meet and consult with Director of Facilities and General Manager on a daily basis to go over project, daily work tasks or any concerns related to the property including property condition, security and team members.
Perform other duties as assigned.
Bachelors degree in engineering or related field or 10 years relevant equivalent experience.
5 or more years experience in facility management. Skills to develop, monitor and evaluate employee goals, objectives, performance and to make recommendations when necessary. Excellent communication skills both written and oral. Computer experience and proficiency with MS Word, Excel and outlook. Experience with work order software.
