Job Summary: The Rinchem Asset Manager has the responsibility of maximizing the performance and value of Warehousing and Transportation Assets placed in service across the Rinchem network, and formulating and implementing a long-term asset management strategy. Responsibilities include maintaining showcase standards, preventative maintenance, lease negotiation and planning, capital budget planning, and standardization of company asset management policies and processes.
Primary Responsibilities of the Job:
• Consistently upholds all Rinchem policies, practices and procedures • Maintains and assesses warehousing and transportation asset utilization making recommendations for change where applicable • Develops annual capital budget and assists in the preparation and approval process of property operating budgets, which includes planning for infrastructure upgrades, equipment replacements and building modifications to ensure buildings meet Rinchem showcase standards and are well maintained. • Conducts financial analysis, due diligence and research for real estate transactions (includes due diligence and underwriting of potential acquisitions.) • Ensures projects performed at the facilities are properly planned, executed and closed out in accordance with Rinchem project standards including to meet industry best-practices, scope of quality, timelines, budgets and operating functionality objectives • Develops programs and plans for demand control and anticipated company growth. • Oversees local third party property managers and leasing agents. • Proposes goals and objectives for each property. • Reports asset portfolio performance monthly, quarterly and annually. • Reviews monthly operating statements. • Performs financial analysis, market studies and industry standard reporting (i.e. variance reporting, discounted cash flows, IRR’s, etc.)
