The Maintenance Technician is responsible for a variety of routine, preventative maintenance and repair of buildings and grounds at properties located in Oklahoma.

Goals


* Perform preventive maintenance procedures on building/site mechanical equipment on a scheduled basis; inspects belts, check fluid levels, replace filters, repairs or replaces broken parts
* Perform carpentry work in repair of structures such as office furniture, walls, doors, window frames, desks, cabinets
* Identifies and performs repairs of plumbing leaks or breaks; opens clogged lines and drains; replaces washers and other minor parts
* Installs, troubleshoot, repair and maintain facility equipment specific to car dealerships such as compressors, vehicle lifts, generators, etc.
* Replace broken windows; repairs doors, door locks and closets, installs window blinds
* Moves and assists in moving furniture and equipment to and from offices and sites
* Assist in mounting wall marker boards, pictures and other necessary projects as required
* Services appliances, kitchen and emergency equipment; connects appliances
* Exercises discretion in identifying projects requiring the services of a higher skilled crafts person; assists in obtaining quotes and arranging for services of outside vendors as needed
* Complete weekly/monthly checklists on building equipment maintenance procedures and maintains records of scheduled maintenance procedures
* Respond to maintenance requests as required
* Manage current inventory of all supplies, equipment and company assets related to job duties
* Use tools ranging from common hand and power tools, such as hammers, hoists, saws, drills and wrenches
* Inspect, conduct building walk through and evaluate the physical condition of the facility/property and make necessary recommendations and repairs
* Maintain clean, safe and orderly building and work sites
* Work is conducted primarily in Oklahoma City

Minimum Qualifications


* High school diploma or GED
* Completion of a trade apprenticeship preferred
* 3 to 5 years prior work experience
* Valid driver's license and ability to maintain and acceptable, safe driving record
* Must be able to pass a pre-employment drug urinalysis screen

* Knowledge of machines and tools, including their designs, uses, repair and maintenance
* Knowledge of materials, methods, and the tools involved in the construction or repair of offices, buildings or other structures
* Knowledge of occupational hazards and necessary safety precautions applicable to building maintenance work
* Knowledge of carpentry, plumbing, electrical and grounds keeping
* Use and care of hand tools and power equipment necessary to perform various building maintenance and repairs
* Determine the kind of tools and equipment needed to do a job
* The ability to perform physical activities that require considerable use of arms and legs and moving whole body, such as climbing, lifting, balancing, walking, stooping and handling of materials
* The ability to analyze information and evaluate results to choose the best solution and solve problems
* Requires being reliable, responsible, and dependable and fulfilling obligations
* Excellent written and verbal English communications skills
* Able to effectively manage time and prioritize projects in order to meet established deadlines
* Demonstrate basic computer knowledge through effective use of a personal computer including Microsoft Office applications. Able to learn company specific applications
* Able to work and communicate effectively and professionally with all levels of co-workers, clients, and other external contacts
* Basic computer skills-including ability to respond professionally in email, phone conversations, text messages etc.
